1. Meta moving trust and safety teams to Texas from California

Social media giant Meta (Facebook and Instagram) announced they would move their content reviewers and policy writers from California to Texas.

The move from Meta comes as it announced that it would end its independent fact-checking program and move to a community notes-style system like social media platform X.

However, Michael McConnell, the co-chair of Metaā€™s oversight board said eliminating fact-checking will not likely prove effective and lends the impression that Meta is caving to political pressure days before Donald Trump takes office.

"We're moving our trust and safety, and content moderation teams out of California, and our US-based content review is going to be based in Texas. As we work to promote free expression, I think that it will help us build trust to do this work in places where thereā€™s less concern about the bias of our teams."

2. Supreme Court denies NARā€™s appeal request, allowing DOJ investigation to proceed

On Monday, the NAR faced another legal setback when the Supreme Court declined to hear its case against the DOJ.

The Supreme Court didnā€™t explain its reasoning for the decision, which will now allow the DOJ to reopen its investigation into the associationā€™s cooperative compensation rule.

NAR and the DOJ had agreed to a proposed settlement in 2020. However, in 2021, the DOJ withdrew the settlement and resumed its investigation into the associationā€™s commission rules. LINK

4. Asking rents fell fastest in Austin, now 23% below their all-time high

According to a new report from Redfin, the median asking rent fell 0.3% year over year in December to $1,594ā€”the lowest level since March 2022.

For 0-1 bedroom apartments, the median asking rent fell 1% year over year to $1,449. For 2 bedroom apartments, it declined 0.6% to $1,665, and for 3+ bedroom apartments, it dropped 2.5% to $1,950.

  • In Austin, TX, the median asking rent dropped 16.3% year over year in Decemberā€”the largest decline among the 44 major metropolitan areas Redfin analyzed. At $1,393, Austinā€™s median asking rent last month was 22.6% below its August 2023 record high.

5. 34% of homeowners say they will never sell their home

According to a Redfin report, 34% of homeowners say theyā€™ll never sell their homes. Meanwhile, 27% plan to wait at least 10 years before selling, and 24% intend to sell in five to 10 years. Only 8% plan to sell within three to five years, and just 7% within the next three years.

Older generations, led by baby boomers aged 60 to 79, dominate the group of homeowners who say theyā€™ll never sell their homes, followed by Generation X, with millennials and Generation Z making up the smallest share.
