Texas leads the nation in new single-family rental construction

1. Texas leads the nation in new single-family rental construction
According to a report by Point2Homes, over 110,000 single-family rentals (SFR) are under construction and Texas is leading the way with 21,812 houses for rent in different stages of the construction process.
With occupancy levels at 95% nationwide, existing build-to-rent inventory is expected to increase by more than 50% as projects are completed, the report said.
Dallas leads Texas in build-to-rent (BTR) single-family homes with 8,470 units under development. Houston follows with 4,613 units, Austin with 4,313 units, and San Antonio with 2,994 units.

2. Texas broker updates her antitrust lawsuit against NAR
Texas real estate broker Luz de Amor has updated her antitrust lawsuit against the National Association of Realtors (NAR), alleging she was āforcedā to pay dues for inactive agents in order to comply with the trade groupās membership rules and maintain access to her local multiple listing service.
On Thursday last week, Luz filed her third amended complaint in the case alleging NAR, the Texas Association of Realtors, the Wichita Falls Association of Realtors and the Wichita Falls Association of Realtors MLS āhave engaged in monopolistic practices that unlawfully restrict competition in the real estate market by requiring brokers to join multiple associations as a precondition for accessing MLS services.ā

4. AI usage is becoming the new standard for most brokerages
According to a new survey on artificial intelligence (AI) released by Delta Media, nearly nine-in-ten real estate brokerage leaders reported that their agents are actively using AI tools, representing a 7% increase in adoption from last year.
The survey shows that AI is now widely used in real estate. As adoption grows, concerns about AI risks have eased. The number of leaders who are 'very worried' about safeguards has dropped by eight percentage points since 2024.
āAI is no longer a new shiny object; itās fast become an irreplaceable tool for brokerages and agents alike. This yearās findings show AI is more integrated across brokerage operations, growing beyond marketing and content creation to areas like customer support and administrative automation.ā
Real estate leaders rated AIās current importance to the industry at 5.9 out of 10, up from 5.0 in 2024. They expect AIās future importance to rise to 7.2 out of 10.

According to a report by Realtor.com, the typical U.S. household must earn $118,530 annually to afford the median home, yet the median household income is only around $77,700.
