1. HUD cracks down on government-backed mortgages for illegal immigrants

​The Department of Housing and Urban Development (HUD) announced yesterday that non-permanent residents will no longer be eligible for Federal Housing Administration (FHA) mortgages.

The decision, set to take effect on May 25, is part of a broader initiative to prioritize American citizens in taxpayer-funded housing programs amid a significant rise in illegal immigration.

While current U.S. law already prohibits illegal immigrants from receiving FHA-backed loans, HUD’s latest policy aims to bolster enforcement and prevent potential program misuse.

2. NAR keeps Clear Cooperation but adds a delayed-marketing option

After months of internal debate, the National Association of Realtors (NAR) opted to retain its Clear Cooperation Policy, but added a new listing option that allows sellers to delay broader marketing of their properties.

This new option, called “delayed marketing exempt listings,” allows sellers to instruct their listing agents to postpone marketing of their properties for a period that is to be determined by individual MLSs. During this period, the seller and their agent can market the listing as they see fit.

The policy was released on March 25, 2025, and is effective immediately, with a required implementation deadline of September 30, 2025.

4. Texas is the most affordable state

Several Texas cities ranked highly in a series of best-of lists compiled by rating and review website Niche, and the state as a whole was recognized as the most affordable in the country.

The Woodlands and Plano placed 2nd and 6th in this year’s best cities to live in America list, earning high marks for their public schools and the availability of jobs.

The Woodlands, Wichita Falls, and McAllen all ranked among the top 10 best cities to buy a house, while this year’s cities with the lowest cost of living in America list includes Brownsville in the No. 1 spot and seven other Texas towns in the top 25.

5. NAR revises its 2025 forecast downward

When the National Association of Realtors (NAR) released its 2025 housing market forecast in November, it was among the more optimistic voices. However, at its latest quarterly forecast summit last week, NAR revised its outlook downward.
